Krasnodar is a cozy city in the south of our country. Thousands of people from different parts of Russia come here. Someone comes here for a warm climate, someone - for fruits and the close sea, someone is attracted by the low cost of real estate. But Krasnodar is a city with its own shortcomings, and in order not to be disappointed, you need to carefully think over and plan your move.
The property
The city is actively being built up and growing in all directions. At the moment, Krasnodar ranks first in Russia in terms of housing commissioning, so the prices here are very pleasant. But do not relax, especially if you are going to buy housing in a new building.
First, clarify what documents the house is built on. If the residential complex is being built in accordance with Federal Law 214, then check the main documents (building permit, land certificate, project documentation) and submit documents for the execution of the equity participation agreement in the justice system. It is important to remember that money is transferred only after receiving a registered contract in your hands. 214 FZ protects equity holders from the risks of unfinished construction and obliges the developer to insure his liability in an insurance company. The cost of such housing starts from 28,000 per square meter in the outskirts of the city and from 34,000 per square meter in developing areas. If the house is being built according to Federal Law 215 (Housing and Construction Cooperative), or the sale is carried out under a preliminary sales and purchase agreement, think about whether the small saved amount is building your worries. After all, such contracts do not guarantee that the apartment will be delivered on time, that it will not be sold to someone else, and in general that it will be completed. Of course, the price of such apartments attracts, which starts from 21,000 per square meter and averages 25,000 per square meter. Carefully read 215 FZ in order to understand all the risks and pitfalls, no matter how sweetly developers talk about the merits.
Secondly, rent an apartment for a week or two in the area where you are going to buy an apartment. Explore the area: is there a school, kindergarten, hospital. Try driving to the city center or your intended work area every morning during rush hour. Estimate travel times, traffic jams and detours.
If all the previous ones suit you, then you can safely choose a residential complex, layout and start preparing for moving to the southern city.
Climate
Krasnodar has a hot, humid climate and almost no snow. In winter, the temperature can rise to +20 ("February windows"), but on average there is a small plus. In summer, it is not easy without air conditioning, the heat lasts from July to August. But due to the humidity in the air, many people tolerate heat more easily. But a couple of months of heat can be tolerated in order to enjoy a rather comfortable air temperature for the rest of the 10 months. If you have allergies or chronic diseases, it is better to come for at least a month in the summer and assess how the body will react to such a climate.
Infrastructure, shopping malls and proximity to the sea
It is convenient to get around the city by public transport. The idea of creating bike paths is developing poorly, but the availability of convenient ramps and bike parking is encouraging. Schools and kindergartens are being built, but they are not keeping pace with the construction of residential complexes, so in new areas they can be overcrowded. There are traffic jams, but if you find a good place to live and work, you can avoid them. There are practically no traffic jams during the day and on weekends. The sea is nearby, just two hours away, but it will take a long time to get there by private transport, but by train it is much more convenient. There are a lot of shopping malls, shops, entertainment for every taste.
Greening the city
The city is green and many colors. The trees are different, there are many blooming trees. The parks are comfortable for walking and are located in different parts of the city. The city is located on the banks of the Kuban River, so in some places the embankment is well equipped.
Work
There is a work. There is a lot of work in different areas, but you really have to want to work. They will immediately take on a highly paid job only if you have a lot of experience and you are a highly qualified specialist. In other cases, you can start working with a simpler position and a lower salary. Career growth within the organization is well developed. Organizations try to raise specialists and managers within the company, rather than hire from outside. For novice specialists and graduates with little work experience, it is also easy to find something.
Move or not?
Each person decides for himself where he is comfortable to live. Krasnodar is one of the city worth considering with its pluses and minuses. Before moving to a city, it is advisable to organize several one-two-week explorations at different times of the year in order to understand how this city is more comfortable for you.
